wareagle looky here.
flats- a section of lake bottom. that is either a point nor a channel usally with out a defined drop edge.
this is a topo of pickwick lake. the channle is marked as a dotted line. this is a point in badin the flat is on the left comes out toward the point then turns into a channel -along the yellow line on the left- in 4 feet of water. now that i have drawn you a picture are there any more question?? zooker

that pic only shows about 1/2 of it.. a good guess would be 9-10 thousand square foot house roughly 7-8 million it would be higher but it aint on the golf course.. zooker
